1. Provisional booking
1.1. Will be held for seven days pending receipt of a completed booking form and full deposit or payment as appropriate.
1.2. Only the persons named on the booking form are allowed to stay in the villa. The Florida State Law prohibits subletting, sharing or assigning.
1.3. Any persons not shown on the booking form will be asked to leave.
1.4. An adult must accompany persons under the age of 18.

2. Deposit / Security Deposit
2.1. A deposit of £150.00/$200.00 per week is required with the completed booking form.
2.2. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.
2.3. With the final balance we require the sum of £150.00 or $200.00 This represents a security deposit and will be refunded 30 days after your vacation pending a satisfactory inspection.
2.4. Notwithstanding the amount of the security deposit, you are liable for all damage caused to the villa. Thus the Owners reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.

3.At the time of confirmation
3.1. An account will be issued showing the balance due. This is payable eight weeks prior to the date of departure.
3.2. Bookings made within eight weeks of departure are payable in full at the time of booking.
3.3. Full details and key collection will be sent to you after payment has been received.
3.4. The owners reserve the right to cancel the booking if payment is not received by the due date.

4. Cancellation
WE MOST STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY
The client may cancel the booking at any time after it has been confirmed. Cancellation must be in writing.
The following cancellation charges will apply:
More than eight weeks before departure Deposit forfeited
Between four and eight weeks before departure 50% of total cost forfeited
Less than 28 days before departure 100% of total cost forfeited

5.Amendments
5.1. Any alterations to confirmed bookings can be made at owner’s discretion and the client’s request - an administration fee of £10.00/$18.00 will be charged. Changes need to be notified in writing together with the relevant fee.

6. Arrival / Departure
6.1. The rental commences at 4.00pm on the day of your arrival and ceases at 10.00 am on the day of departure. Failure to vacate the property by this time will result in additional charges.
6.2. The property will be cleaned before your arrival and again on your departure.
6.3. All rentals are inclusive of electricity, water and local sales taxes.
6.4. A telephone is available for your use in the villa, with local calls being free of charge; you will need a phone card for long distance or international calls.

7. Force Majeure
7.1. The owners or owner’s agent cannot accept, be responsible for, or be liable in respect of loss, damage or changes caused by force majeure (e.g. Strikes, floods, and closure of airports, weather conditions or other events beyond our control.)
7.2. In the unlikely event of a complaint during your stay please contact the Management Company. If you still feel your problem is unresolved then contact me directly.

8. Liability 8.1. The owners or owners agent do not accept any liability whatsoever for death, personal injury accidents, loss or damage to persons or personal effects however caused.
8.2. Please bear in mind that your villa is situated on a development, which consists of both residential and vacation homes. Therefore, the owners or owner’s agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.

9. Swimming Pool
9.1. If pool heating is required, this must be requested at the time of booking. There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions.
9.2. In the event of pool heater breakdown, or other circumstances beyond our control, we (or our representative) will do our/his utmost to rectify the problem as soon as possible. In such an event our liability will be limited to refunding the pool heat payment to the guest for the number of days the heater was out of action only - no other compensation will be paid.
9.3. Swimming pools are dangerous and ours is not to be used by children without adult supervision.

10. Inventory Items
10.1. No inventory items must be removed from the house. This includes linens and towels.
10.2. Guests should check the property and report any damage to the management company within 24 hours of their arrival.
10.3. Any breakages or damage must be reported to the management company immediately.

11. Insurance
11.1. Clients are recommended to take out adequate holiday insurance to cover all eventualities such as cancellation, accident, sickness and damage.

12.No smoking policy.
Please note that the owners do not allow smoking within the villa, however, smoking is permitted within the pool area.

13. Booking of the villa infers agreement with the booking terms and conditions even if the booking form has not been returned.

14.Great News
Referral fee is only payable on 7 day + stays and is paid after the friend has stayed and left the villa in a good condition as per condition 2.4 above.
10% Discount applies to anybody who has stayed in the villa and wishes to book again for another fantastic holiday.
